are a small hands on property management company. The majority of our work
is outside the office performing work at
properties, inspections, showing appointments and move-in/outs.
We have set office hours of: Monday, Wednesday
and Friday between 2:00 PM and 5:00 PM for non-appointment office visits.
Other times available by appointment.
We have a 24/7 drop box available in front of the office
for anytime drop off of payments and correspondences. We also have 24/7

Voicemail (VM) to reach us. It is our goal to respond to all e-mails
and voice mails within one business day. Please refer to the information
below so we can better serve you.
Please help us serve you better by including these
items in every e-mail and VM:
name and property address including bedroom number. This avoids a return
message of "Who is this and where do you live?"
2: The specific reason for the
e-mail/VM and what you are asking us to do.
3: If service is needed, please list the specific issue and the location
of the issue.
4: Please share any specific information that may reduce repair time and
cost. Such as "The toilet next to BR4 stopped working after a
toothbrush fell in."

Emergency Service: Call
the office (540) 564 - 2659 and listen
to the message. Dial "9" to access the current on-call staff
members. Please use this number only for urgent service
work requiring immediate attention. Emergency staff will not have
access to your account information or your contact information, be sure to supply
this in your message.
24 Hour drop box:
feel free to use the blue drop box any time for payments, forms or returning
keys. The box is located on the right side of our main office
door. Inside the drop box door flap are payment envelopes and
pens. Envelopes are not required
for payments, however all payments should include the Tenant's name and property
address to assist with proper crediting.
Personal checks, bank checks and money orders are
accepted. CASH is not permitted. Money orders can be purchased one block away at the CVS
pharmacy at the corner of South High and South Ave. If CVS is closed,
there is a 24 hour Wal-Mart about 1 mile South of our office on South High
Street. Money orders are also available at most convenience stores,
grocery stores and all post offices and banks.
Keys: Please do not drop loose unmarked keys into the drop box
without CLEARLY marking your name and property address. Each
year we receive a few "mystery keys" and can not give
