Our student housing properties and leases are customized to meet the needs of undergraduates, graduate students and recent grads. We leases all properties for 1 year terms with summer start and end dates that work well with the JMU and EMU academic calendars.
We offer individual leases and individual utilities. We rent bedrooms within a house or apartment to a group of students. The groups select their own members and must fill the entire property. Properties range in size from 1 bedroom up to 10 bedrooms. Tenants are not responsible for their roommate's finances.
To stay in sync with the JMU housing fair schedule, we begin signing leases for our larger houses in September, about 8-10 months before their lease start date. Apartments and smaller properties typically lease a bit later in the Fall but most of our student properties are lease by Halloween or Thanksgiving for the following year.
The majority of our properties are older homes with upgraded plumbing and electrical services. We provide an alternative to the numerous four bedroom apartments. Most of our properties have yards, decks or porches. All houses have high speed internet connections, and cable television. All properties allow pets, many have fenced yards. We also have a number of one bedroom downtown apartments.

We manage 38 apartment style condos (3 or 4 bedroom ) in University Place on South Avenue. Although originally built and named for JMU students, this complex has very few student residents today. These condos at available to families, individuals and groups.
We also manage 6 Broad Street 3-Bedroom Town Houses that have the common area on the first floor and bedrooms and bath on the second floor. Nice size front and back yards and plenty of off street and on street parking available.
Because the needs of families are different than students, we offer more flexibility with lease terms and start dates. Financial qualification is based on the income of the group. We require a minimum take-home of 3 times the monthly rent for the family or group. We also accept needs based assistance and can work with almost every level of credit. We rent these apartments or Town houses by the unit not by the bedroom. These communities are an affordable housing option with close proximity to JMU, downtown, local employers and public transportation.
