Out of the office: The majority of our work as a property mangement company is out of the office.  We try to to be in the office several hours each week day, however with supervising work at properties,  inspections, showing appointments and move-in/outs this is not allways possible.  We have a 24/7 drop box available in front of the office for anytime drop off of payments and correspondances.  If you want to meet with us at the office, please contact us to make an appointment.

Please use E-mail and Voicemail (VM) to reach us.   It is our goal to respond to all e-mails and voice mails within one business day.

Please help us better serve you by including these items in every e-mail and VM:
1:  Your name and property address including bedroom number.  This avoids a return message of  "Who is this and where do you live?"  
        2:  The specific reason for the e-mail/VM and what you are asking us to do.
        3:  If service is needed, please list specifically where in the problem item is located.  (which bathroom, which door knob is loose, which outlet is not working)
     4:  If service is needed, please specify what is the specific problem even if you don't know the cause or the solution.  
        5:  If you do know the cause, please share this information so we can diagnose, better equipped our staff and quickly repair your issue. 

Emergency Service:  Call the office (540) 564 - 2659 and listen to the message.  Dial "999" to be connected to the on call emergency staff.   Please use this number only for urgent service work requiring immediate attention.  Emergency staff will not have access to your account information or contact information, be sure to supply this in your message. 

24 Hour drop box:   Please feel free to use the blue drop box any time for payments, forms or returning keys.  The box is visible on the photo between the windows and near the back of the red truck.

Money Orders:  Cash is not permitted.  Personal checks, bank checks and money orders are accepted.  Money orders can be purchased one block away at the CVS pharmacy at the corner of South High and South Ave.  If CVS is closed, there is a 24 hour Wal-Mart about 1 mile South of our office on South High Street. 

Payments:  Envelopes are not required for payments, however all payments should list the Tenant name and property address to allow for proper crediting.  

Keys:   Please do not drop loose unmarked keys into the drop box without CLEARLY marking your name and property address.   Each year we receive a few "mystery keys" and can not give credit.  Envelopes and pens are located inside the front flap of the drop box.



From Interstate 81:    Exit 245 on Interstate 81 (Port Republic Road).   Go West toward Main Street for one half mile.  At the Main Street traffic signal, turn left onto South Main Street.  Continue South until the next traffic signal (South Ave at the Walgreens Pharmacy).  Turn Right onto South Ave and head west to the next traffic signal (South High Street at the CVS Pharmacy).  Go straight throught the intersection and continue west past the Painted Lady Tatoo Parlor. Our office is the third building on the right from the light just before the LDS church.  

From JMU Campus Quad:  Departing the Quad area of campus at the Main Street entrance, turn Left and proceed South onto S. Main Street.  Head south to the second traffic light (First Port Road, Second South Ave).   At the Walgreens Pharmacy (South Ave) turn right onto South Ave and drive through the next traffic signal (High Street, Rt 42),  Continue up the hill past the Painted Lady Tatoo Parlor and our office is at the top of the hill before the LDS church.

From Memorial Hall:  Our office is about 1 mile south of JMU's Memorial Hall and Baseball Stadium.  Departing Memoral Hall turn right onto South High Street at head South for about 1 mile.  At the second traffic light (South Avenue at the CVS pharmacy) turn Right onto South Avenue.  Our office is the 3rd building on the right just before the LDS church.

Our History:

Castle Property LLC has been providing unique off-campus housing options for JMU students and faculty since 1993.  Our office is located just south west of the James Madison University Main Street campus.  We strive to serve our residents the way we like to be treated.  This commitment to the golden rule rewards both our customers and our company.  We have consistently high satisfaction and excellent referrals from our current and past residents as well as their parents.  We take great pride in providing exceptional housing experiences for our residents. 

In addition to our student properties, we also serve the local affordable housing community with a number of options that range from condos to townhomes.  Although the needs of this market can be very different than student needs, our golden rule philosophy serves this market equally well.  We have been pleased by the growth we have experienced over the past few years.  However, more important to us, is the positive impact we have been able to make on so many of our resident families.

We look at success a little differently than some of our competition.  It has never been a goal of Castle Property to be the largest housing provider in the area, we just strive to be the kind of company our customers are glad they choose and a place that our employees can feel good about coming to work each day.  We hope you will take a few minutes to see what we have to offer and look forward to serving you in the near future.
